Stop renovating by instinct. Start engineering the sale.

FLIPIT is a practical, hands-on programme that trains women who already know property how to flip renovate for the specific buyer who pays the most.

Discover a system you run on every flip, for the rest of your career.

Not another theory course. A step by step done-with-you system that sits at the intersection of marketing principles, strategic design, and project cost control - built specifically for women who are ready to renovate every flip with commercial precision and control over margin - from first viewing to final sale.

Is this for you?

You've done the property courses. You know how to find a deal, run comparables, work out the numbers. You may have even done a flip or you are looking for your first one.

And yet.

Every time you walk into a property, there's a moment where the certainty runs out. Where you're deciding what to change based on ‘common sense’, not certainty. Where you're hoping the builder quotes come back with something that still leaves a margin. Where you're renovating by instinct, by taste, and by anxiety.

Instinct, taste, and anxiety are the three most expensive ways to make decisions on a flip renovation project.

Property education has told you to renovate to appeal to the broad market, to go look at a show homes and copy what developers did.

The difference is: developers are marketing to appeal to no one in particular. And when you sell 100 homes, commanding no premium works. But when you work on one flip the maths breaks: to make it worth your while you need the buyer to pay premium.

You know the feeling… the difficulty to find a deal that stacks. Maybe the one you've already flipped, which sold but the margin was smaller than predicted.

You focus on Better deal sourcing, Better contractor, DIY to save money, Private Funding to save on Finance Costs.

And nobody has told you to focus on the moment when margin is lost or made: The Renovation.

Does your renovation speak to the exact buyer who would pay the ceiling price for that property on that street in that area?

THE FIVE MISTAKES THAT DESTROY PROFIT ON A FLIP

01 - Renovating beautifully for nobody in particular. A property that appeals to everyone appeals to no one enough to pay a premium. Without a buyer profile, every design decision is a guess.

02 - Replacing what doesn't need replacing. The most expensive renovation mistake isn’t what you add - it’s what you unnecessarily remove. One targeted change in the right place transforms an entire room. Most renovators don't know how to see that yet.

03 -Spending in the wrong places. Over-investing in what doesn’t move the needle. Under-investing precisely where it matters most to the buyer. The result is a renovation that costs more than it needed to and still misses the ceiling price.

04 - Making scope decisions on site, under pressure. Without a framework, every ‘while we’re here we might as well’ conversation with a builder costs you money you hadn’t planned for. Scope creep during renovation is the most common cause of lost margin.

05 Believing the problem is somewhere else. Deal sourcing. Funding. Contractors. These are not where your profit is being lost. The renovation stage is where margin is increased or destroyed - and it’s the stage nobody has ever taught you to control.

WHAT THEY HAVEN'T TOLD YOU

Every property has its most likely buyer. It’s science.

It’s based on socioeconomic studies.

That buyer has a specific idea of what ‘home’ should feel like.

They are not looking for a ‘beautiful’ or ‘luxurious’ home. They are looking for a home that feels like it was made for them.

When you design for that specific person - at precisely the right specification level, with the right feel, anchored to their emotional expectations - you are not just creating a nice property. You are engineering a sale.

The shift, from renovating a property to engineering a sale can be learnt.

And once you've learnt it, you cannot un-learn it. Every property you walk into from that point forward, you see it through a completely different lens: not ‘what needs fixing’ but ‘who is buying this and what do they need to see to want it’.

That is what FLIPIT teaches.

and here is how:

Phase 1

know who THE MOST LIKELY BUYER FOR THIS PROPERTY OF THIS tYPE IN THIS LOCATION is

Phase 1 sets the COMMERCIAL logic that sources the property and keeps your project profitable. The Specific buyer profile informs your SOW, structural changes, finishes, materials. It is what stops overcapitalising and undercapitalising - both equally and negatively impact on your profit AND on on how the deal can be stacked up.

You'll finish this phase feeling commercially grounded and strategically sharp, ready to evaluate any property quickly.

Phase 2

PROJECT FEASIBILITY: the Strategic Retention Assessment that opens the gap

This is not just Due Diligence, it is Hyper Diligence: following Phase 1, this phase is how you are going to be able to recognise deals that other people might walk by.

Based on specific Marketing Principles and Interior Design techniques (and linked to the Primary Buyer Persona), Strategic Retention is the technique that helps you recognise how the space can be renovated to a minimum budget yet command top price at exit.

You will complete this phase feeling ready to confidently make offers on properties (even on on on-market listings).

SOURCING

your NEXT PROJET STARTS here: SOURCing YOUR NEXT PROJECT starts from working out what offer you can make with confidence

With Phase 1 and Phase 2 completed you are ready to source your next deal.

You will be able to bring potential deals on the table, to analyse them through the lenses of FLIPIT Foundation Principles. Once the renovation budget has been determined, and since you will know your area’s ARV, you will be able to make your offer with confidence knowing that every renovation decision has been already tested and works.

RAISING FUNDS

FLIPIT positions you, not just your investment proposal. By shifting the focus from the deal’s numbers to the person who can professionally execute the project and protect the margins, you can present your compelling vision to the investors in your circles.

Investors invest in people, not just deals.

If that sounds too good to be true,

I want you to know that I get it...

I did not start in property. I trained as a clinical psychologist, then as an interior designer, then spent thirteen years in international film and television. I loved that career - it paid well, gave me freedom, and took me around the world. But thirteen years of freelancing in an industry built on pressure, instability, and other people's timelines eventually stopped making sense.

So I changed direction. I invested heavily in property education, made mistakes, spent a lot of money learning, and started flipping. A few projects in, I realised something uncomfortable: I had swapped one kind of stress for a worse one. More financial exposure. More risk. More pressure. And no real system to make it sustainable.

That was the turning point.

I went back to what I already knew - psychology, design, visual storytelling - and combined it with everything I was learning on the ground. Over six years of refining that method, I built a way of running renovations that is faster, tighter, and far less dependent on guesswork. Today I complete projects in two to eight weeks, averaging around £45k net profit per flip, and I have raised over £2M in private finance.

What became very clear along the way is that there is a serious gap in UK property education. Courses teach sourcing, deal structures, creative finance. Very few teach women how to run the renovation itself - efficiently, profitably, and with enough rigour to position themselves as credible, fundable partners to private investors.

That is the gap I fill.

FLIPIT, my signature programme, is the result of over ten years in property education and six years of hands-on flipping. It teaches the exact repeatable method I use on every project: a buyer-led renovation system that removes guesswork, controls cost, and builds the kind of professional credibility that makes investors want to back you. Not just someone with a deal. Someone worth investing in.

Beyond my own projects and programme, I am committed to raising the standard of how women operate in this space.

I sit as Adviser on Women in Business for Dorset Business Angels, working with women founders to present themselves to investors and raise the capital they need. I have spoken at panels for organisations including Evolve and Eagle Labs, and represented DBA in Parliament for the Investing in Women Code conference. I contribute to Blue Bricks, Your Property Network, and Style At Home magazines.

ONE OF MY Typical FLIPS

FLIPIT represents the result of 10yers in property education and 6 years of property renovations for flips. And is the exact repeatable framework that has guided every single one of my renovation decisions (from layout to finishes) for every successful flip I have ever done.

My mission goes beyond "doing a flip." I want to raise the standard of renovation in the UK, reduce the stress and waste that comes from poor planning, and help more women build property businesses that are commercially sound and personally sustainable - backed by private capital, not held back by it.

If you are serious about flipping with more structure, better margins, and real credibility with investors, you are in the right place

This is exactly why and how i am able to help you with your property flipping
